No hot water is usually a pilot, a gas valve, an element or a tank that has reached the end. We diagnose it first and give you both prices when a repair is possible: fix this one, or replace it.

If it's time to replace, we lay out tank and tankless side by side: the upfront cost, how much hot water you get, the venting and gas line work tankless can need, and how long each tends to last.

Every install includes the seismic strapping, expansion tank and permit that Washington code calls for. We haul the old tank away.

What we check

  • Pilot, thermocouple and gas valve
  • Elements and thermostats on electric tanks
  • Leaks at the tank base or relief valve
  • Seismic straps and expansion tank
  • Venting and gas line size for tankless

Text a photo of the problem to (425) 555-0172 and we will tell you what we see and what it is likely to cost.

Questions

How long does a replacement take?

A like-for-like tank is usually done in a few hours. Switching to tankless can take a day because of venting and gas line work.

Tank or tankless?

Tankless costs more up front and saves space and energy; a tank is simpler and cheaper to replace. We show you the numbers for your house, not a sales pitch.

Do you pull the permit?

Yes. Water heater replacements in Washington need one, and we include it in the price.
